Important Changes Resulting from New ALTA/NSPS Land Title Survey Standards
As a follow up to my colleague Allan Caggiano’s post here on the new 2016 ALTA/NSPS Land Title Survey Standards, the Planning & Zoning Resource Company (PZR) has recently circulated an important advisory on the practical effects of the new survey standards and the interaction between the surveyor and the zoning report that is typically provided by a third party like PZR.
As a result of changes to item 6 of Table A regarding the provision of zoning information to the surveyor, the typical sequence of ordering surveys and zoning reports may need to change. It may now be more advisable to order a survey and zoning report simultaneously so that a draft survey can be provided to PZR to complete its zoning report and then send the zoning report back to the surveyor to finalize the survey by adding zoning information or graphically depicting setback requirements on the survey.
